Apartment Deposits and Returns in Tuscaloosa

If you rent a property in Tuscaloosa you usually are required to pay a security deposit that is typically equal to one month’s worth of your rent.

A security deposit provides a way for landlords to maintain a method of payment on file for you for some of the following reasons:

1-    In case a tenant causes significant damage that needs repair

2-    In case a tenant tries to terminate a lease early. This way there will be some payment available to cover a portion of the costs lost by the early termination.

3-    To provide incentive for the tenant to keep the home in good shape and to prevent damages.

If you keep your rental home in good shape and there are no non-repairable damages this security deposit is usually refunded at the end of your lease term. Security deposits should be reimbursed by the landlord 35 days after the end of tenancy. If for some reason the entire security deposit is not returned, the landlord is required to send a written notice noting the discrepancy.

Some reasons for a partial security deposit return include:

1-    To pay for damages caused by the tenant

2-    To cover rent/costs that the tenant owes the landlord

Pet Deposits and Additional Fees:

A landlord can also require tenants to pay pet deposits, costs for changes to the property such as handrails/ramps for the handicapped and/or any specific tenant activities that increase liability risks.

Pet deposits are sometimes, but not always, required for tenants to pay upon renting. A pet deposit is to ensure that damages done to a rental home by a pet can be covered. Pet deposits are not refundable by law. If a pet deposit is required, landlords will typically charge different amounts based on certain criteria:

1-    Pet number

2-    Pet size

3-    Breed type

4-    Training of pets
